## Tools
- deal_scan (free): FREE. Postcode district (England & Wales): top 3 streets where recent Land Registry sales sit well below the district median for the same property type.
- deal_scan_full (Pro): PRO. Full below-median street list for one or more districts (up to 5) plus individual sales under 60% of the same-type median, with addresses.
- planning_nearby (Pro): PRO. Recent planning applications for the council covering a postcode (from planning.data.gov.uk).
- epc_hints (Pro): PRO. EPC bands at the postcodes of the top below-median streets in a district — low bands (E–G) flag refurb / value-add potential.

## Buying (agents)
1. POST https://uk-property-deals-mcp.donniertf.workers.dev/checkout -> {checkout_url, session_id}. A human (or a payment-capable agent) completes Stripe Checkout at checkout_url.
2. GET https://uk-property-deals-mcp.donniertf.workers.dev/token?session_id=... -> {access_token}.
3. Send Authorization: Bearer <access_token> to https://uk-property-deals-mcp.donniertf.workers.dev/mcp (or pass access_token in tool arguments).
